Homes Under $750K Sold Closer to Asking in Draper

I pulled every lived-in home that sold or came off the market in Draper 84020, through September 13, 2026. The question I kept coming back to: does the price range you start in change what you actually get? The answer is yes, and the gap between the lowest range and the highest is bigger than most sellers expect. I am comparing five ranges, from under $600K all the way to $1.4M and up, on the things that matter most: the middle sold price, how fast they sold, how close to asking they got, and how many gave up without a sale.

In short
  1. Homes that first asked between $600K and $750K got 99.2% of what they first asked, the best of any range in Draper.
  2. The $750K to $1M and $1M to $1.4M ranges both landed at 96.7%, the lowest.
  3. Homes under $600K gave up most often, nearly 1 in 4. If you want the best odds of getting close to your asking price, $600K to $750K is where the numbers point.

The $600K to $750K range got sellers the closest to what they first asked

Homes that first asked between $600K and $750K sold for 99.2% of what they first asked. That is the best of any range in Draper. The middle sold price in that range was $666,000, and they found a buyer in 18 days, the fastest of any range. Only 7 homes in that range gave up without a sale.

The under $600K range looks strong on one measure: sellers got 100% of their last asking price. But that figure counts the price after any drops, not what they started at. Against what they first asked, they got 98.1%. And 16 homes in that range gave up entirely, the most of any range by count.

The $600K to $750K range is the only one where sellers got within 1% of what they first asked, sold in under 20 days, and had fewer than 10 give up. No other range hit all three.

The range that looks safest has the most give-ups, and the priciest range outperforms the middle

Under $600K feels like the easiest sell. The demand is there. But 16 homes in that range gave up, which works out to 23.9% of all attempts. Nearly 1 in 4 homes that tried to sell in that range never did. That is the highest give-up share of any range.

The $1.4M and up range is the surprise on the other end. Sellers there got 98.4% of what they first asked, which beats both the $750K to $1M range and the $1M to $1.4M range. Those two middle ranges both landed at 96.7%, the lowest in the market. Homes in the $1.4M and up range also gave up at a rate of 21.3%, so the risk is real, but the ones that did sell held their price better than the ranges just below them.

The two ranges in the middle, $750K to $1M and $1M to $1.4M, gave up the least ground on price of what they first asked among ranges above $750K, yet still landed at the bottom of the whole market on that measure. If you are pricing into those ranges, the gap between what you hope to get and what you are likely to get is wider than anywhere else in Draper.

What sellers and buyers should each take from this

If you are selling, the price you start at is not just a number. It is the range you compete in. Homes in the $600K to $750K range got 99.2% of what they first asked. Homes in the $750K to $1M range got 96.7%. That gap does not close on its own. Right now, 66.1% of the 171 homes for sale in Draper have already dropped their price, with a typical cut of $50,000. The sellers who avoided that were the ones who priced into the right range from the start.

If you are buying, the range shapes what you can negotiate. In the $750K to $1M and $1M to $1.4M ranges, sellers got 96.7% of what they first asked, which means there was real room to move. In the $600K to $750K range, sellers held firm at 99.2%, so expect less give. One thing to keep in mind on financing: the 30-year fixed-rate mortgage averaged 6.95% as of September 17, 2026, up from 6.76% the prior week, according to Freddie Mac's weekly rate survey. That matters most in the ranges where buyers are stretching.
