Stop pricing high to leave room. That strategy costs Draper sellers more than they think. I pulled every listing in Draper 84020 through September 13, 2026.

Pricing high does not leave room. It leaves you behind.

Homes that found a buyer in the first month got every dollar they asked. The typical one sold at exactly 100% of what it first asked, in just 8 days.

Wait until month two and the story changes. The typical home that sold in month two got only 94.9% of what it first asked. That is not a negotiation. That is a penalty.

The homes that gave up entirely first asked $40,050 more than the homes that sold. That gap is the cost of pricing high. Not a savings. A loss.

Right now, 66.1% of homes for sale have already dropped their price. The typical cut is $50,000. Those sellers started high, waited, and then gave ground anyway. They just did it in public, after buyers had already moved on.

Who can ignore this

If your home is priced at $600,000 to $750,000, you have the most room to breathe. Only 12.1% of homes in that range gave up without a sale. The market there is tighter and more forgiving.

If you are in South Mountain, the numbers are even cleaner. Every home that sold there got 100% of what it first asked, and the typical one sold in 12 days. Pricing discipline matters there too, but the neighborhood is doing the heavy lifting.

What this means for you right now

If you are selling, the market is not going to meet you at a stretched price. Homes that sat into August got only 94% of what they first asked, and the typical one took 67 days to get there. Price it where buyers are, not where you wish they were.

If you are buying, 66.1% of the homes for sale right now have already cut their price, with a typical cut of $50,000. That tells you there is room to negotiate with sellers who started too high. Homes priced right from the start are a different story: those go fast and close at full price.
