Sell Fast in Draper? Yes, But the Window Is Closing
I pulled every listing in Draper 84020 through September 13, 2026, and the number that stopped me was 3.9. That is how many months it would take to sell every home for sale right now at the pace buyers are actually buying. Under 4 months is seller territory. Over 6 is buyer territory. So yes, you can still sell fast here. But the details matter a lot.

The first month is everything
Of the 241 lived-in homes that sold, 137 found a buyer in the first month. Those sellers got 100% of what they first asked. The middle price was $815,000 and the middle time on the market was 8 days.
Wait past month one and the math changes fast. Homes that sold in month two got 94.9% of what they first asked. Homes that sold in month three got 94%. Homes that took four months got 92.3%. The longer a home sits, the more a seller gives back.
The mistake is thinking you can start high and cut later without losing money. By the time you drop the price, buyers have already noticed the days piling up. The home looks like something is wrong with it, even when nothing is.
Fast and slow look almost the same on paper, but they are not
In Suncrest, two homes sold recently that show exactly what this means. The home on Aspen Grove Court was on the market 7 days. It was 3,644 square feet, first asked $815,000, and sold for $815,000. Full price, fast close.
The home on Silkwood Court sat for 94 days. It was 3,715 square feet, actually a slightly bigger home, and first asked $795,000. It sold for $736,100. Same neighborhood, similar size, but a different outcome because of how it was priced and how long it sat.
This holds for most price ranges, but not all equally
Homes first asked under $600K sold in 25 days at the middle and got 98.1% of what they first asked. Homes in the $600K to $750K range sold in 18 days and got 99.2%. Those two ranges moved the fastest and kept the most of their first price.
Homes first asked between $750K and $1M took 22 days and got 96.7% of their first ask. Homes first asked $1M to $1.4M also got 96.7%. The $1.4M and up group actually held up well, getting 98.4% of their first ask, but they also took 24 days. The pattern is not a straight line. Every price range has its own pace.
52 homes came off the market with no sale at all. That is 2.2 for every 10 that sold. The typical first asking price of homes that gave up was $859,950. The typical first asking price of homes that sold was $819,900. The homes that gave up started higher and never adjusted enough.
Two-thirds of today's sellers already blinked
Right now, 171 homes are for sale in Draper 84020. Of those, 113 have already dropped their price. The typical cut is $50,000. The typical cut as a share of the first asking price is 5.3%. The biggest single cut is $385,000, on Somerset Ridge Drive.
Two-thirds of the sellers on the market right now are already chasing the price down. That is the real story behind the 3.9 months of supply. The market is not falling apart, but it is not forgiving overpricing either.
What this means for you right now
If you are selling, the data says one thing clearly: price it to sell in month one. Homes that did got 100% of their first ask and were under contract in 8 days at the middle. Homes that waited gave back 5% to 8% or more. With the 30-year fixed rate at 6.95% as of September 17, 2026 (Freddie Mac), buyers are already stretching. A price that makes them stretch too far will sit.
If you are buying, the 3.9 months of supply means you are not in full control, but you have more room than you did earlier this year. In March through June 2026, the middle time to sell was 15 days and sellers got 100% of their last asking price. In June through September 2026, the middle time to sell rose to 42 days and sellers got 98.6% of their last ask. The market has shifted toward you since spring. Homes that have been sitting are worth a closer look, especially the 22 that came off the market once and came back.
