Under $750K Sold Cleaner. Over $1M Left More on the Table.
I pulled every lived-in home that sold or came off the market in Draper 84020, and I split them into five price ranges based on what they first asked. The question I wanted to answer: which range sold cleanest, and which one left the most on the table? The numbers stop September 13, 2026.
- $600K to $750K was the cleanest range in Draper: fewest homes gave up (7), fastest to sell (18 days), and sellers kept 99.2% of what they first asked.
- Over $750K, sellers gave back more of their first asking price and more homes walked away with nothing.
- If you want the range where pricing discipline pays off the most, $600K to $750K is it.
The $600K to $750K range lost the fewest sellers and gave up the least money
Seven homes in the $600K to $750K range came off the market with no sale. That is the lowest count of any range. The middle sold price there was $666,000, and sellers walked away with 99.2% of what they first asked. Homes found a buyer in 18 days at the middle.
The under $600K range had 16 homes give up, more than twice as many. Sellers there got 98.1% of their first ask, and it took 25 days at the middle. More homes tried, and more walked away empty.
The $600K to $750K range is the one where pricing right from the start paid off the most. Sellers who asked in that band and held their price came closest to getting every dollar they asked for.

The surprise is at the top: $1.4M and up held its price better than $750K to $1.4M
You might expect the highest-priced homes to give back the most. They did not. The $1.4M and up range got 98.4% of the first asking price, which is better than both the $750K to $1M range and the $1M to $1.4M range, each at 96.7%.
The $750K to $1M and $1M to $1.4M ranges each had 21.3% or fewer homes give up, but sellers in those bands gave back more of their asking price than sellers above $1.4M did. The middle range, $750K to $1.4M, is where the most pricing pain landed.
No range wins on everything, and the one that looks safest on paper, $1.4M and up, still had 21.3% of homes come off the market with no sale. The cleanest outcome, across all four measures, belongs to $600K to $750K.
Which one fits you
- If you want the fastest sale, look at $600K to $750K: 18 days at the middle.
- If you want to keep the most of your first asking price, look at $600K to $750K: sellers kept 99.2%.
- If you are pricing above $1M, expect more days on the market and a wider gap between your first ask and what you get.
- If you are buying above $750K, sellers in that band gave back more of their asking price, which gives you more room to negotiate.
What this means before you list or make an offer
If you are selling: the data says the biggest mistake is asking too high and waiting. Homes that gave up first asked $859,950 at the middle. Homes that sold first asked $819,900. That $40,050 gap is not a coincidence. Price inside the range where buyers are moving, and you keep more. Right now, 66.1% of homes for sale in Draper have already dropped their price, with a typical cut of $50,000. The sellers who avoided that cut priced right the first time.
If you are buying: the $600K to $750K range moves fast, 18 days at the middle, so waiting costs you choices. Above $750K you have more time, but sellers there are still getting close to asking once they find a buyer. One thing working in your favor right now: the 30-year fixed-rate mortgage averaged 6.95% as of September 17, 2026, up from 6.76% the prior week, according to Freddie Mac's weekly rate survey. That rate rise may slow some buyers, which could give you a little more room in the higher price bands.
