Fast Sales Are Still Real in Draper, With One Catch

I pulled every listing in Draper 84020, and the numbers stop on September 13, 2026. The question I kept hearing from sellers was simple: can you still sell fast here? The answer is yes. At today's pace, every home for sale would be gone in 3.9 months. That puts Draper in seller's market territory. But 52 homes came off the market with no sale at all, and right now 66.1% of the homes sitting on the market have already dropped their price. Fast sales are real. They just do not happen the same way for every home.

Month one is where the money is

Of the 241 homes that sold, 137 found a buyer in the first month. Those homes sold for exactly what they first asked, 100% of the original price. That is the fast sale sellers are hoping for.

Wait until month two and the picture changes. Homes that sold in month two got 94.9% of what they first asked. By month four, that number was 92.3%. Every month a home sits, the seller gives back more of what they originally wanted. The middle sold price for month-two homes was $742,500, compared to $815,000 for month-one homes.

The timing shift shows up in the monthly data too. In April 2026, the middle days to sell was 8. By August 2026, it was 67. The market did not fall apart. It slowed down, and slower means cheaper for the seller.

The fast-sale rule holds, but not for every price range

Homes priced between $600K and $750K sold in 18 days at the middle and got 99.2% of what they first asked. That is about as clean as a sale gets. Homes priced at $750K to $1M took 22 days and got 96.7% of what they first asked. Still a solid result.

South Mountain is worth calling out on its own. The 22 homes that sold there got 100% of what they first asked, and the middle days to sell was 12. That is the strongest result of any neighborhood cut in this data.

The homes that gave up had a typical first asking price of $859,950. The homes that sold had a typical first asking price of $819,900. That $40,050 gap is not a coincidence. Overpricing is the most direct path to becoming one of the 52 homes that never sold.

Homes that came off the market with no sale and never came back

The Suncrest story says it plainly

Two homes sold in Suncrest. One on Aspen Grove Court was on the market 7 days. It was listed at $815,000 and sold for $815,000. Full price, fast close.

One on Silkwood Court was on the market 94 days. It started at $795,000 and sold for $736,100. Same neighborhood, similar size. The difference was not location.

Two in three sellers on the market right now have already cut their price

There are 171 homes for sale in Draper right now. Of those, 113 have already dropped their price. The typical cut is $50,000, which works out to 5.3% of what they first asked. The biggest single cut so far is $385,000, on Somerset Ridge Drive. That is $8,251,024 in total cuts across all active sellers.

Those cuts tell a story. A seller who priced right from the start did not need to cut. A seller who priced high is now chasing the market down. The 3.9-month supply number still favors sellers, but it does not protect a seller who started too high.

What this means if you are selling or buying

If you are selling, the data says one thing clearly: price it to sell in month one. Homes that did got 100% of what they first asked. Homes that waited gave back 3% to 8% and took months longer. The 3.9-month supply gives you a real advantage, but only if your price is honest from the start. Nationally, the supply of homes for sale has grown to 4.9 months, the highest level in over ten years, according to the National Association of Realtors as of September 10, 2026. Draper is tighter than that national figure, but the gap is narrowing, and waiting costs more than it used to.

If you are buying, the 66.1% of sellers who have already cut their price are worth a close look. Those homes have been sitting. Their sellers know it. The Freddie Mac weekly rate survey put the 30-year fixed rate at 6.95% as of September 17, 2026, up from 6.76% the week before. That rate affects how much house a loan will carry, so homes with room to negotiate on price may offset some of the rate pressure.
