Homes That Found a Buyer in Month 1 Got Every Dollar They Asked
- Homes in Draper that sold in their first month got 100% of what they first asked.
- Every extra month on the market cost sellers more of that price, and by month 4 they were collecting only 92.3 cents on each dollar they started at.
I pulled every lived-in home that sold in Draper 84020, through September 13, 2026. Then I sorted them by how long it took to find a buyer: month 1, month 2, month 3, month 4, and months 5 to 6. The pattern is hard to argue with.
Month 1: what the pros did
137 homes found a buyer in their first month. Their middle sold price was $815,000. They got 100% of what they first asked. They were under contract in 8 days.
These sellers priced where buyers were already looking, and buyers showed up fast. They did not need to drop their price. They did not need to wait. They collected every dollar they put on the sign.
Month 2 and beyond: what waiting costs
The 40 homes that sold in month 2 got 94.9% of what they first asked. Their middle sold price was $742,500. They sat for 46 days before finding a buyer.
By month 3, sellers were getting 94% of their first asking price. By month 4, that number fell to 92.3%, and those homes sat for 111 days. Months 5 and 6 were no better: 92.7% of the first asking price, after 145 days on the market.
The homes that took longest did not start lower. The typical first asking price of homes that gave up entirely was $859,950, which is $40,050 more than the $819,900 typical first ask of homes that sold. Pricing high did not produce a higher sale. It produced no sale.

Do this, not that
- Do price where buyers are already looking. Do not start high and plan to drop: 66.1% of homes for sale right now have already dropped their price.
- Do aim for month 1. Do not assume month 2 is close enough: sellers in month 2 got 94.9% of their first asking price, not 100%.
- Do watch the first-ask number carefully. Do not assume a higher start means a higher finish: homes that gave up first asked $40,050 more than homes that sold.
- Do get under contract before summer fades. Do not wait: homes that sold in August got only 94% of what they first asked, while May sellers got 100%.
The most common mistake, and what it cost
The most common mistake is starting too high. Right now, 113 of the 171 homes for sale in Draper have already dropped their price. The typical cut is $50,000. The total cut across all of them is $8,251,024.
A price cut does not reset the clock. It just means the home is now priced where it should have started, but with weeks of market time already on its record. Buyers notice how long a home has been sitting. That is how a month-1 seller becomes a month-3 seller, collecting 94% instead of 100%.
52 homes came off the market with no sale at all. They did not sell later, and they are not listed now. For every 10 homes that sold, 2.2 gave up. That is the real cost of starting too high.
What this means for you right now
If you are selling, the data points to one move: price it where a buyer says yes in the first 30 days. The market is at 3.9 months of supply, which still favors sellers. But the second half of this year is already slower than the first. Homes that sold from June through September averaged 42 days on the market. Homes that sold from March through June averaged 15. The window where pricing sharp produces a fast, full-price sale is narrower than it was in spring.
If you are buying, the month-1 homes are the ones you will compete for most. They go in 8 days and they close at full price. If you are watching a home that has been sitting for 6 or 8 weeks, the data says you have more room to negotiate: month-2 sellers collected 94.9% of their first asking price, and month-3 sellers collected 94%. The longer it has been on the market, the more that pattern applies. Note that no outside research was available for this post, so all figures here come from the Draper 84020 market data alone.
